What will you be doing?

OVERVIEW OF ROLE

Manage and supervise the delivery of day-to-day Building Services at 40 Brighton Road, Sutton, and promote and develop a positive and welcoming working environment for all users and visitors to the office

Responsibilities

  • Supervise the management and delivery of highly professional building services at 40 Brighton Road, in compliance with relevant legislation and Subsea 7 policy, and in response to organisational need, to create a safe, secure and comfortable working environment for all users and visitors to the office.
  • Supervise management of the outsourced service partner for all mechanical and electrical services, to include responsibility for full-time M&E engineer working on site, monthly management meetings, assessing and approving reactive maintenance works, and reconciling invoices against service reports.
  • Supervise and manage the work of maintenance and repair contractors on site, including authorising Work Authority Applications and assessing RAMS.
  • Support the management and development of relationships with suppliers and sub-contractors by organising and attending meetings, reporting and resolving issues and concerns
  • Monitor Service Level Agreements (SLAs) and Key Performance Indicators (KPIs) for contractors, reporting any issues and concerns when they arise.
  • Provide supervision and direction for the Building Services Coordinator
  • Work directly with the HSEQ team to develop and promote building services that support and endorse Subsea 7 policy
  • Act as the central point of contact for matters related to the operation and function of the building and proactively provide information to building users regarding building services provision
  • Ensure accurate records (O&M and Assets) are maintained and kept up to date
  • Prepare reports and analysis of plant and maintenance operations, including lifecycle and maintenance costs for budget purposes
  • Record and monitor building services costs for maintenance, repairs, equipment and supplies in order to identify where expenditure is high and where savings can be made

What experience would we like you to have?

Essential

  • Experience as a Building Services Senior Coordinator in a comparable corporate environment gained from minimum 5 years practical work and/or HND (or equivalent) in Building Services Engineering or Electrical and/or Mechanical Engineering
  • Experience of supervising sub contract staff delivering maintenance and support services.
  • Excellent property maintenance ‘Handyman’ skills to undertake routine electrical, plumbing and decorating tasks, gained from minimum 5 years practical experience or appropriate professional qualifications
  • Knowledge and understanding of H&S compliance in an office environment
  • Experience of managing and delivering office moves
  • Experience of building and managing positive working relationships
  • Ability to manage challenging situations and to remain calm under pressure
  • Good planning and organization skills to manage a large and varied workload.
  • Ability to report technical information to a non-technical audience
  • Good IT skills and a familiarity with industry-specific software
  • Self-motivated and well organised
  • Excellent attention to detail

  • Modern wifi enabled BMS systems
  • Understanding of ‘BREEAM Excellent’ and familiarity with BREEAM In-Use Assessments
